All leases are on a 12-month term unless approved by the Landlord.

We do not offer furnished rentals.

Security deposits are half of one month’s rent.

Pet deposits are half of one month’s rent. An additional, non-refundable $65.00 DNA kit fee is applicable for dogs to ensure that owners are responsibly picking up after their pets.

With your completed online application form, we require a government issued photo ID, proof of income (most recent paystubs, bank statements, letter of employment, etc.) and any applicable work or study permits. Please note that all occupants over the age of 18 must complete an online application form and provide supporting documents.

You are able to apply for a suite through our online application form, found on our website. There is a section to upload any applicable study or work permits. If you do not yet have employment arranged in Manitoba, you will need to show evidence that you have 1 year’s worth of rent in savings in order to meet our application requirements.

We accept applicants of all stages in their lives and will process your application as any other. Due to not having a current landlord to obtain a reference, we may request a guarantor be added to your application.

A qualified guarantor meets the following requirements:

  • Rent to income ratio 35% or lower (rent divided by gross monthly income x 100 = ratio)
  • Resident of Manitoba
  • Able to provide a government issued photo ID and proof of income

An after-hours emergency number will be given to you at the time of your move in. If your emergency is during business hours, please contact your Building Manager.

We are a dog and cat friendly building with no weight requirement and a maximum of two pets per unit. A pet deposit is required as well as a DNA Kit Fee (if applicable.) All pets must be carried or on a leash in common areas and pet owners are required to clean up after their pets. The pets cannot be a disturbance to other tenants in the building.

Rent can be paid through your RentCafe Resident Portal. Once your online application has been approved and you have moved in, your profile will turn into your Resident Portal. Through your account, you are able to set up pre-payment options, make one-time payments, submit maintenance requests and receive important notices from your Building Manager.

Maintenance requests can be submitted through your RentCafé Resident Portal. Our Maintenance Team will then review your request and be in touch with you to schedule access to your unit.

Smoking within the building or unit is strictly prohibited including balconies. This includes tobacco, e-cigarettes and cannabis. Any tenant that is found violating this policy is in breach of their lease agreement, which can result in eviction.
